In August of 2005, Club Acquisition Company commissioned BBC Research & Consulting to prepare a report on the potential market and development concepts for the property. BBC specializes in real estate market analysis;
their clients include Vail Resorts, Jackson Hole Mountain Resort, the Town of Aspen and Intrawest USA. The market report generated for Hartsel Springs Ranch helped to refine and shape the development pattern and amenities of the Ranch.
The market report produced by BBC suggested that the strength of Hartsel Springs Ranch was in the history, ranching heritage, open vistas, treed ridgelines and abundant “Old West” feel. Much of the Ranch exists as it did 150 years ago, and those characteristics of the period imbue the landscape with a sense of mystery that is furthered by the vast scale of the place. That “Old West” mystique and a development focus on preserving the valleys and wide-open spaces are the key to a successful Hartsel Springs Ranch project. Based on those suggestions, Design Studios West (DSW), a Denver-based land planning, landscape architecture and resort design firm, developed a master plan for a cohesive community with nine distinct, varied development areas, integrated by a shared vision and a program of Ranch-wide amenities that emphasize the unique heritage and the dramatic landscape of the region.
The plans prepared by DSW emphasize development along the treed ridgelines, with homesites “looking in” to the dramatic, expansive valleys below. Development in the valley areas was intentionally limited to extremely large Homestead parcels designed to minimize the feeling of suburbanization that could accompany developments like Hartsel Springs Ranch. The Vision
Nestled in the pristine South Park Valley, Hartsel Springs Ranch is
rich in the natural beauty and romantic history of Colorado. Its rugged
and peaceful landscapes have a timeless sense of place and evoke images
steeped in the wonder, discovery and independence of the early West.
In a practical sense, much of our Vision was created by the images
described in the book by Virginia McConnell, Bayou Salado: A Story
of South Park:
“What was this strange allure of South Park? It was more than just game and robes to
trade, furs and dollars over the counter at a down-river post, land to add to an empire
and a way to get to someplace else. It was adventure and solitude, a place to test a
man, and a place to make peace with life, a place to forget what had gone before and a
place to begin again. It was an unspoiled land, the dream. Indians, explorers, trappers
and hunters, miners, railroad builders and ranchers, each entered the Bayou Salado in search of a Promised Land, and found it.”
Within Hartsel Springs Ranch, it is our intention to reinforce the
connection to the history, lifestyles and landscapes of what Colorado
once was and interweave those connections in the design of the Ranch,
its places and its future. We see both working ranches and close-knit
community centers that are surrounded by untouched landscapes and
spectacular homesites.
